The Huerfano Ranch has an incredible diversity of wildlife. A year-round, spring-fed slough on the east side of the river attracts large flocks of migrating ducks and geese during the fall and winter months. Both whitetail deer and mule deer live on the property year-round, with numerous trophy bucks of both species harvested on the premises over the years. Additionally, elk and pronghorn antelope are known to migrate through, with decent chances to harvest both species on the ranch. Upland bird species include quail and turkey in good numbers.

Fascinating history on a Colorado ranch property

The Huerfano Ranch is at the crossroads of history. Certain sectors of the ranch evidence long-term occupation by ancient tribes as they camped along the river, most likely during winter months. It’s very common to find arrowheads, manos and metates (grinding stones and basins), and even old campfire rings. The old Taos Trail, diverging north from the Santa Fe Trail, hugs the river terraces along the river. An old Pony Express station is in severe disrepair, but still standing. The Pony Express station was subsequently turned into a trading post and cavalry station, where Kit Carson signed the guest book. A gravesite for a cavalry colonel and his family occupies a knoll above the river.

Gravel resources with incredible income potential from gravel mine

The Huerfano Ranch has incredible gravel reserves, with proven reserves of over 20,000,000 tons of high-quality gravel only 20 or so miles from Pueblo. There are extensive engineering studies proving the reserves. Existing gravel pits along the Arkansas River are running out of reserves. Buyers should know that the current owners have twice made application to the local planning commission to develop a gravel mine, and have been denied after shrill protests from neighbors. However, new strategies are recommended, and it’s hard to keep a valuable resource like this from reaching the market.

Ranch rehab project—a great buying opportunity

The Huerfano Ranch needs a big re-set from savvy investors. The main power circuit for the 6 ag wells was struck by lightning, blowing out all the well pumps. A main reservoir across one of the river channels provided ag water to the irrigation system, but was blown out by a flash flood. The property is basically in disrepair, not in production, and needs a capital infusion to get going again. It’s not a huge amount of money, but capital that the current owners are unwilling or unable to invest.
